Home Watch Standard Plan:
Interior: Check premises for water leaks and water damage; pests, odors and mold; lights; circuit breaker; air conditioning and humidistat settings; water heater; all major appliances and run dishwasher once per month; run water in all sinks/operate garbage disposal; flush all toilets; verify operation of security system – check for security breach and change alarm batteries as needed. Exterior:  Check for visible roof damage; all windows and doors; bring in any newspaper/mail/deliveries; exterior lights and monitor other exterior services (pool, lawn etc). Many additional services can be added to your standard plan or can be provided on an as needed basis, such as storm/hurricane preparation or clean up; auto or boat start up; home cleaning; home closing after your departure; home openings before you return; pressure washing; watering plants; assisting with deliveries and/or providing keys to your  approved guests. Your Rental Property is very important to us.  Our service is called “Property Management” however, we believe it should be called “People Management” as much of our work is centered around our staff successfully communicating with property owners, tenants, contractors, creditors, insurers, attorneys, code enforcement, planning and zoning and home owner associations, just to name a fee. We strive to provide you with “Worry Free Leasing and Property Management” Following are the benefits, services and what you can expect from Prestige Properties.

Our Staff:

Management and leasing fees are for services in connection with:

  • Attending to daily telephone, email and fax inquiries.
  • Timely rent collection
  • A manager on call 24 hrs. a day, 7 days a week, 365 days per year.
  • Organizing keys for viewings, inspections and repair vendors.
  • Writing and placing advertising in various media.
  • Represent your property in our marketing program with photos, virtual tours and descriptive blurbs and comments.
  • Attending to payment of various property expenses.
  • Collection of late rent through various legal means.
  • Lease enforcement with tenants.
  • Hand deliveries of notices to tenants as necessary.
  • Attending to correspondence.
  • Organizing maintenance repairs and quotes.
  • Filing evictions, attending court evictions “if necessary”.
  • Prepare monthly statements.
  • Prepare annual year end income/expense statements & IRS 1099 Forms

  • Lodging security deposit claim (when necessary) in accordance with the Florida Landlord Tenant Laws F.S. 83.

  • Arranging, placement, recording and administering advertising and signage.
  • Arranging, taking and saving photographs of your property
  • Creation and placement of property flyers
  • Uploading photos and property information to the various internet marketing sites.
  • Arranging and conducting showing appointments with prospective tenants.
  • Keeping property owner informed of the showings and rental activity.
  • Administering lease applications and processing applications for tenancy
  • Negotiate your lease agreements in accordance with Florida Real Estate Law and your Property Management Agreement made with this office. Leases are prepared by an attorney.
  • Attending to the lease closing with tenants, processing of lease including general information and rules and regulations for new tenants.
  • Register and activate the tenant’s rental payment system.
  • Require prospective seasonal or short term tenants to fill out a tenant information sheet and pay all security deposits, taxes and rental fees within 60 days of tenancy. Taxes will be collected and paid in accordance with the Florida Department of Revenue.
  • Require prospective annual tenants to apply and pay for a complete background check including credit, eviction searches, criminal background check, sex offender checks, verifications of former landlord references and employment verification of applicant.
  • All Security Deposits will be held and accounted for in accordance with Florida Real Estate Escrow Laws.
  • Advise annual tenants of their requirements to pay on time and demand late payment fees in accordance with the terms of the lease.
